How does the transaction process work for investors?

Once you identify a property you’re interested in, we’ll facilitate communication between you and the seller. You'll sign an assignment of the contract agreement to secure the property, and then proceed to closing with your chosen lawyer or title company.

When do I pay for the property?

Payments typically occur at closing. Once you've signed the assignment or purchase agreement, the funds will be transferred securely through your lawyer or title company.

Are there any fees or commissions I should expect?

There are no hidden fees or commissions from us. You pay only the agreed-upon assignment price for the contract plus standard closing costs associated with the transaction.

What forms of payment are accepted for transactions?

Most transactions require certified funds, bank wire transfers, or cashier's checks. Personal checks or cash payments are typically not accepted.

Do you assist investors with the closing process?

Yes. While investors handle their own legal representation, we help facilitate the process to ensure a smooth and timely closing.

What happens if a deal falls through?

In the unlikely event a deal doesn't close, your funds remain protected and are returned according to the terms set forth in your signed agreement. We’ll actively help find alternative opportunities that fit your criteria.
